1. Rent Payments
• Rent is due on the first day of each month.
• A late charge of $30.00 will be assessed if rent is paid after the 10th.
• Rent may be paid at the office or placed in any rent collection box located on each floor.
• Checks should be made payable to The Palisade Apts LLC.
• Cash payments must be delivered to the office so a receipt can be issued.
2. Pets and Visiting Animals
• No pets are allowed.
• All visiting dogs must be kept on a leash.
3. Noise and Consideration for Neighbors
• Please be considerate of your neighbors.
• Sound travels easily, especially at night.
• TVs, stereos, and other audio devices must be kept at a reasonable volume at all times.
4. Hallways and Common Areas
• Keep hallways free of litter and personal belongings or other objects.
5. Patios and Balconies
• Keep patios neat and orderly.
• Patios may not be used for storage.
• Barbecues, griddles or any other cooking appliances are NOT permitted on balconies.
6. Guests and Gatherings
• No loud parties are permitted.
• After 9:00 p.m., please entertain guests inside your apartment, as sound carries from the balconies.
• Ensure that any guests staying in your apartment are aware of and follow these rules.
• Guests must park in designated overflow parking spaces and marked guest parking areas.
7. Move-Out Cleaning Requirements
• Kitchen: cupboards, closet, stove, refrigerator, and floor including areas behind appliances. • All windows must be cleaned.
• Carpets must be vacuumed.
• Closets must be scrubbed out.
• Bathroom: toilet, tub, cabinet, floor, mirrors, and basin.
8. Maintenance and Disturbance Reporting
• Report any disturbance that is not under your control to Ryan Oddy at 406-951-1473.
• Report any electrical or plumbing problems promptly to the property manager.
9. Parking Rules
• Vehicles that are no longer usable in the parking lot are prohibited. Such vehicles will be towed.
• Parking is provided for one vehicle per unit.
• If you have a second vehicle, it must be parked in designated overflow parking spaces or it will be towed.
10. Walls, Fixtures, and Hanging Items
• Masonry hooks for concrete walls are available for hanging pictures.
• Any heavy item must be anchored into the wall by management.
• Do not use adhesive hooks or nails in paneling, doors, or kitchen cabinets.
• Wood surfaces may not be decorated, altered, or used for hanging items.
11. Smoking and Fire Safety
• All units are non-smoking, including balconies. This includes both tobacco and cannabis.
If this is violated, an immediate eviction notice will be served.
• Vaping and electronic cigarettes are prohibited inside units and on balconies.
• Smoking must take place away from the building.
• Dispose of cigarette butts properly.
• Candles, incense, and open flames are not permitted.
12. Storage
• Articles intended for storage must be placed in a storage unit.
Storage units are available for $20 per month.
13. Laundry Facilities
• Laundry rooms are located on the first three floors.
• Machines are coin operated.
• Please time wash and dry cycles so machines remain available for other residents.
• Laundry supplies must be kept in your apartment.
• Laundry room hours are 7:00 a.m. to 9:00 p.m.
